3. Coyle’s Bakeshop: Best shortbread cookies!
4. Pete’s Eggnest: Great diner-style brunch!
5. Draft Punk: Growlers, Craft beer, incredible selection of unique and common beers for all kind of beer lovers (they have games and a sit-in bar, but can also just grab and go)
6. The Phinnery: once you move in, go get new pillows, rugs, and home accents from this beautiful home goods store! Brett will help you envision the perfect aesthetic for the breakfast nook!
7. Yanni’s: We somehow end up getting Yanni’s once a week. It is a staple Greek restaurant, order beforehand and pickup!
8. 74th St. Ale House: Good beer and bar food. Ask anyone in Phinney, they have the best Reuben in the city.
9. Ken’s Market: Great grocery store, it has everything you need and more! We will get breakfast sandwiches here on our way to hikes because they open early and love their tofu banh mi’s for an easy week day lunch.
10. Prost! A little bit of a nicer dive bar, super fun for late night drinks.

15. Alice Ball Park: Great for a dog walk or playing catch with a little one
16. Red Mill Burgers: Amazing burgers and burger alternatives. Right next to RidgeWood. Grab a burger, beer, and sit in the outdoor patio area on Greenwood with views of the lake! We go here once a week in the summer!

Dear Buyer,

Welcome to Phinney Ridge! We hope you find the home, space, and neighborhood as enjoyable and uplifting as we have for the last three years.
We moved in after a studs out remodel in 2017 and have taken full advantage of every square inch of the indoor and outdoor space in this townhome. Some of our favorite features are the kitchen and dining nook. Although the house is not the largest on the block, we have found the kitchen incredibly spacious and entertain often. We usually have appetizers and dinner in the dining area and then take guest outside for dinner and drinks on the patio. We also love the enclosed, private fence, pergola, patio and garden. The raised beds are super low maintenance, as they get the perfect balance of sun and shade. The outdoor space feels like a sanctuary when returning home after a long work day. Another thing we love about the home are the bay windows from the living room. Most days we draw the drapes open and let the morning light in to start the day. No matter the weather, the house always feels happy and bright with the clean white walls, warm wood floors and open windows.
Why are we moving ? We have decided to grow our family and wanted to be a little bit closer to family. We will deeply miss Greenlake, an area we take frequent walks and runs around. Most mornings we walk just a few blocks up to Greenwood Ave to our favorite coffee shop and people watch. We love the convenience of the dry cleaners, bars, restaurants, grocery, and coffee all within a five minute walk. The location is so central and truly can’t be beat.
We have used the guest room as a formal guest room with a bed and nightstand. In light of COVID, we opted to use a pull out couch for guests, add a home gym and desk to enable use to work and workout from home. Typically we work from home indoors with the doors open to the sound of birds or will do some work in the covered pergola space or porch bench.
During the winter months, we take full advantage of the energy efficient room specific ceramic heaters and decorate for the holidays with warm lights and wreaths. We also love fall on our block. The neighbors are engaging, kind, and usually host big block parties around different holidays.
No matter the season, we have enjoyed this space fully and are quite sad to leave. The memories, summer nights and community has given us so much joy!
