All the major carriers have pretty good coverage throughout the entire Woodinville area. But, just in case your phone is having issues, here’s the driving directions (from Seattle):
From Seattle, take Highway 520 East all the way until it ends and becomes Avondale Rd. Follow Avondale Rd for 5.8 miles, where you will turn onto NE 168th Street (It’s east to miss the turn off the first time - driving here, keep an eye out for the red and white triangle sign, you’ll also see a sign for “Cottage Lake Beach Club”). Take the first left onto 191st PL NE. Take the second right onto 191st PL NE. The first house on the right (on the corner of 191st PL NE and 191st AVE NE) is your new temporary home!

There are two access codes for your access: 1. The main access code is for the front door. To unlock the door start by activating the touchscreen (Touch the screen with three or more fingers until the digits illuminate). Then, simply enter the personalized code you were sent before your check-in.
Note: If you press the wrong digit while entering a user code, you can press the Lock symbol once to clear the digits entered previously and immediately restart the code entry process.

Your check-in time is 3pm. If you are arriving early, have a look at the “local area guide” section. We've listed lots of things you can do around the area while you’re waiting to check in.
Some renters will set-up a “welcome” appointment with Brian to get to know the details of the house. Please refer to your scheduled appointment time. -

In addition to wifi access, you may plug in directly into any of the cat6 ports located throughout the house.We provide this service for your enjoyment and convenience. However, please note that you are responsible for its safe and appropriate use and compliance with all laws.

We offer handsoap, shower gel, shampoo at no charge to guests (up to a 1 month supply for longer term guests). Please do not throw away the bottles when empty as we refill to reduce waste.

We provide at least 1 full tank per guest.
If the last guest did not use their entire tank, we don’t swap the tanks out early- meaning, in that scenario you will get more than 1 full tank at no extra cost. If the tank under the table runs out, reach out to us to ask if your tank was not full (in which case we will provide instructions to access the second tank).
If your full tank runs out, you are welcome to refill or exchange the tank to continue using the fire table. The nearest place to exchange propane tanks is Safeway at 19150 NE Woodinville Duvall Rd, Woodinville -
We provide ground coffee (for short term guests, supply for full stay; for longer term guests, up to 1 month supply) and an assortment of Bigelow teas.
Coffee on is located on the counter, in canister next to the coffee maker.
Tea is in the drawer below the coffee, and an electric kettle is next to the range. -
There are two storage cabinets in the garage. One is locked and for housekeeping use only.
The one on the right is for guest use and does not lock. If you use this cabinet, you are expected to empty the cabinet before check out

About the House
Rules & Regulations

We are located in a residential community. As such, we ask that you respect the neighbors privacy and their right to a peaceful existence. Specifically, between the hours of 10pm and 7am noise should be kept to a minimum. As per county rules, if it is reported by neighbors that guests are not following this rule, guests may be asked to leave after a warning has been issued.

We understand that sometimes accidents happen! Should you break anything please let us know immediately - if it's minor we usually won't charge. If it's a larger issue (e.g. the TV screen!) we would like to agree the cost with you before you leave to avoid any issues later. If renter doesn't contact us to notify of breakages, host may bill guest for damages in the rental platform app. Thank you!

This is a smoke-free home. No smoking of any substance, including vaping, inside the home. Should you need to smoke outside the home, you are responsible for picking up all cigarette butts, or related trash. Renters who do not clean up this trash will be charged for cleanup efforts after check-out at the current going rate for a landscaper to clean the yard of any smoking related debris.
Additionally, renters must ensure any cigarettes butts or related trash are properly put out - this is a woodsy area, please be mindful of the risk of fire.
If we have reason to believe the home has been smoked in during your stay (for example if the home smells of smoke), any cost to remove the smell and/or hire deep cleaning service beyond the usual move-out cleaning will be billed to the renter in the rental platform app. -
Due to allergens, this is a pet free home. Pet dander can be very difficult to remove; to ensure each renter after you can live comfortably, please respect our no pet policy. If it is found out that a renter is not abiding by this rule, additional cleaning fees (to ensure proper removal of allergens) will apply, and if any pet-related damages occur in the home, repair costs will be billed in the rental platform app.

Absolutely no fireworks allowed on premises, or within the neighborhood, including the community’s private park. Renters who do not abide by this rule may be removed from property immediately.

Rules for the CLBC private community park:
Park hours are 5 a.m.-11p.m.
Climbing the fence is strictly prohibited. If you don’t have a key to the gate, it will be considered trespassing. Renters will be provided a key at check-in.
No animals allowed in the park.
Kids under 12 must be accompanied by an adult.
Kids ages 12-17 limited to one guest unless with a parent.
Keep the gate closed. Do not prop it open!
Renters are responsible for guest behavior. If you invite a guest they must follow all of these rules.
Swim at your own risk. There is NO lifeguard on duty.
No running or pushing on the dock.
No glass containers within 25′ of the water line.
Keep bicycles in the specified area only.
No boats in the swimming area.
Minors are restricted after 10p.m. unless accompanied by an adult.
No overnight camping

For emergency services (ambulance, police, fire) please immediately call 911. Do not delay if you feel an emergency situation has arisen. State your location as the address on the front page of this guidebook.

We do not allow pets, but ESA and service animals are allowed with advance notice and presentation of proper documentation. You are responsible for these animals and the damage they may cause.

Although it’s fairly easy to use, if you’ve never used an induction range before, there’s a few things you’ll want to know:
1. It requires induction compatible pans- don’t plan to bring your own pans unless they are induction compatible. We have pots/ pans in the drawer next to the range.
2. It is safer than traditional electric or gad ranges because the heat goes directly into the pan, rather than the cooktop, making the surface safer to touch extremely quickly.
3. There are settings that heat extremely fast, so take a look at the guide (laminated, and sitting on the window next to range) to understand the settings before your first use.The range: the range is a 4 burner induction range, with a bridge function that turns two burners into one.

The dishwasher is to the left of the sink. It has a cabinet matched front, so it blends in.
The controls are on the top of the door.
We use dishwasher powder to reduce waste. Please do not throw away canister when empty, as we refill.
It’s a brand new appliance, so you shouldn’t have any issues, but just in case you need a little help, the manual can be found here:

For this reason, we recommend selecting air dry, and opening the DW door to vent out any steam when the cycle is over.

The fridge/freezer: you shouldn’t need to adjust any settings. If you run into any difficulties (e.g. it's not cooling efficiently) please let us know.

Small Appliances & Amenity Instructions

Because we try to reduce waste, our coffee maker uses grounds to make individual cups. There is enough grounds for your short term stay (or for long term stays, enough for 1 month) supplied- see coffee canister next to coffee maker.
However, we understand that some guests prefer pods. If this is you, you are welcome to purchase and bring your own pods. This machine is pod compatible.
Troubleshooting:

How to use fire table
You’ll find a metal tag with instructions hanging near the control knob. Note: this tag doesn’t account for the propane timer we have installed. Before attempting to light the table, turn the red time (under the table) to desired time setting.
To light:
1. Remove the cover on the fire ring
2. Ensure control knob is in the “off” position (this prevents flooding of the starter before ready)
3. Open the valve on the top of the propane tank (under table)
4. Turn the red timer to the desired length of time (the timer is in place to accidental watse of propane when table is not in use, but please turn off the tank when finished)
5. Simultaneously: push and turn the control knob to the “low”/start setting AND push the starter/igniter button
6. Once the flames start, adjust the control knob to the desired setting.When finished:
1. Turn off the control knob
2. Turn off the propane tank valve
3. Let table cool for a few minutes, cover the fire ring, turn
Troubleshooting:
-If lava rocks have been moved around, they can block the holes in the fire ring. Try shifting the rocks around to better expose the fire ring holes
-Check that the propane is not empty
-If the ignition doesn’t quickly light, turn off the control knob, and tank, “fan” the fire ring to remove propane gas from the area, and wait a few minutes; then re-try lighting— if there is too much fuel, the ignition can be flooded, doing this will allow escpae of excess propane. -
You’re welcome to use our TVs for your personal use. You’ll find a TV in both the primary suite and the family room.
You’ll find the remote control on the media table or dresser.
As a reminder you'll need to log in to your own streaming accounts, but Fire TV makes it easy to do.Please log off your accounts at checkout. Note: If you login onto Amazon on the main screen and into individual streaming Apps- Prime included- you’ll need to log off in both places.
How to log out:
Netflix: Click on one of your Netflix profiles; navigate to the top left corner of screen - “Switch profiles”. Then, click on “Get Help”, scroll down to the bottom of the menu, where you’ll find “Log Off”
Amazon Prime: You might be signed in on TWO spots, depending on which apps you used. In the Amazon prime app, navigate to your profile’s avatar, then you’ll find “Log Off” in the drop down. On the main TV Main, click on your profile, then log off.
Other streaming apps: Most of the other streaming apps have a log off button in the menu when you click on your profile’s avatar
Troubleshooting: Although there are ethernet cables located behind the TVs, we intentionally do not connect TVs to them (though you are welcome to connect your laptop or other device for fast internet). We have found that connecting one (or both) TV to the ethernet ports can cause problems with the connected TV and/or the other TV on wifi. Note: We have not found any issues, or had guest complaints with other types of devices connected to via ethernet.
Systems

The heating and cooling are controlled by a thermostat in the foyer. This video shows how to set the basic functions of the system.

The house has a brand new water heater, so you should have no issues.
It is a standard 50 gallon water heater— typical water fixtures max out at 2.2 gallons per minute, meaning if no other hot water is being used, the water should stay hot for up to two-20 minute showers in a short period of time before the water tank’s supply needs to be fully re-heated.
Checkout
Before your departure, we’d appreciate if you would take care of the following:
Leave the beds unmade. No need to strip them, we'll do the work !
Please wash and dry all unclean towels. You may leave them unfolded in a laundry basket.
Remove all items from fridge- please do not leave food behind
Move all furniture and items back to original locations.
Place park key back into its lockbox in garage.
Put pack n’ play back into zipper case and on coat closet shelf at check out
Check all doors and windows to be sure that they are closed/locked

About the house
How to secure french doors when closed:
If the french doors are not locked properly, they can be pushed/pulled open, even when the deadbolt is locked- to properly latch the door, and prevent this, is very simple, as long as you know the internal latches exist.
On the non-handled door, on the side where the doors meet, you’ll find a latch on the top and bottom. These must both be latched to secure the doors. Push the top latch until it slides into place, and do the same with the bottom latch. Note: you may need to adjust the door ever-so-slightly for the latch to slide into it’s mortise in the door frame, as the mortise hole is only very slighty larger than the latch cylinder.
Smart Lock Tips & Troubleshooting
Both the front door and the interior garage door have Kwikset Halo smart locks for your convenience. The front door and door from inside garage to house are both set up with your unique code.
(note: remote to garage car doors located in kitchen drawer)
Unlock door:
1. Wake up the touchscreen- tap to wake it up. We’ve found that there is a certain tap length and pressure that wakes it up- too light and it won’t light up, and too hard an it will register the tap as pressing a number. Once you get a feel for it, it is very easy to use, but knowing this before your first time will help you to understand what is happening.
2. Once the screen lights up, enter your unique 4 digit code. It should then unlock.
Note: the lock makes a rather loud unlocking sound. This is normal. Compared to other smart lock models we’ve used in the past, this one does make sounds that you might think indicate an error, but they are actually perfectly normal for this model, and do not indicate an issue.
Lock door:
1. Wake up the touchscreen- tap to wake it up.
2. press the “lock” icon
If lock doesn’t unlatch, or other issues arise with the lock, please text/call 206.886.1431 for immediate help. To verify that you are the current guest calling, you will be required to provide your unique lock code.
How to use the murphy bed
Remove all sofa cushions
Use cabinet/bed handles to pull bed down. Bed has hydraulic hinges, so bed comes down from wall gently
Once bed is in horizontal position, turn support legs downward
After pulling bed down, turn support legs (2 total) down
Access to private park (only available for 30+ day stays)
In the garage, next to the door, you’ll find a lockbox. This lockbox contains the park key. Note: You’ll need to keep the park key with you to both enter and exit the park. Place the key back in the lockbox before checkout.
Do not lose this key, as it is very difficult to obtain a new copy, and HOA will fine host. In turn, loss of this key will result in $350 fine.
If you don’t already have the code: Message, text, or call host to obtain this lockbox code, if you do not have it in your welcome message.

Concreta Microcement
The following surfaces contain this custom made material:
Shower surround in primary suite, tub surround in hallway bath, backsplash/ half wall in both upstairs bathrooms, fireplace surround, window sill of kitchen garden window.
How to safely Clean:
This material is very easy to clean. BUT it must only be cleaned with a pH neutral cleaning solution to to ensure waterproofing and to prevent damage. We have provided a “Granite & Stone cleaner” under the kitchen sink. Please only use this cleaning solution on the above surfaces. Simply spray directly onto the Concreta surface and wipe with a microfiber cloth. Ut’s that easy!
Note: because the surface has not grout lines, and because the material is naturally antimicrobial, you will find that it doesn’t need cleaning as frequently as many other shower and tub materials.
