An attorney may be recommended if the sale is for an estate. The title company can help with other less complicated matters such as selling property acquired or transitioning to a trust or corporate entity.


Cost of selling:

Closing costs are typically 7-12% and include: Buyer’s agent office commission, listing office commission, title insurance, 50% of escrow, excise tax

Preparation costs repairs, deferred maintenance, cosmetic improvements, deep cleaning, staging, and any updates that may improve the sales performance or net profit from the sale

Listing

Strategize by understanding all goals, researching all options, and creating plans to execute

Prepare by completing all seller-performed tasks, then BH Full Circle tasks, then BH Group Marketing tasks before launching a listing

Launch Marketing and make the home available while allowing the public to see it in digital media as well as in person. A seller sees the most profit if sold in the first week and how fast it sells depends on preparation. We only get one first impression digitally or in person - It must be perfect.

Understand seller responsibility: If vacating, provide total access by a determined time; if owner-occupied listing, be punctual, be able to have the home “show quality” in a minute’s notice, be able to vacate randomly or for the entire marketing duration, and ensure security without sacrificing the visiting buyer’s comfort.

Understand realtor responsibility: Bring as many buyers and/or agents through your home as possible as early in the marketing process as possible, securing the home, and keeping all parties free of liabilities. I’ll communicate with you throughout the process and give you regular updates in the marketing and transaction phases.

Transaction: This is where attention to detail continues to be important because if the transaction fails for any reason, we might not be able to sell it for even the original sales price or any escalated offer amounts. I’ll ensure buyer, buyer’s agent, lender, banks, escrow, title, and anyone’s attorneys are all on track to close and on time.
